What adds the most value to an established HMO, and when is the right time to sell?

What adds the most value to an established HMO?

If you're buying a tired C4 HMO at or just below its bricks-and-mortar value, treat it as an add-value project. But don't just raise the rents and repaint. A valuer will see the same property and value it much as before. Value comes from doing the harder work.

Change or secure the planning position

That might mean buying a property without established lawful use, obtaining a lawful development certificate, adding en-suites and turning it into a heavily adapted HMO on the same footprint. With the planning and compliance paperwork in place and higher rents, you can justify an uplift.

Add space

The more reliable route is adding space: a loft conversion or an extension, taking it to sui generis. If the property already has C4 use in an Article 4 area, planners tend to be more open to this, as you're improving an existing HMO rather than removing a family home from the market.

Don't rely on buying well

If a property was listed at £250,000 and you bought it for £180,000, don't expect to refinance at £250,000 in six months.

The surveyor will say you were the market. If it had been worth £250,000, someone would have paid it.

When is the right time to sell?

If you have a clear reason to sell, the market is there, but you need to meet it on price and accept the lower end of a fair price. Landlords aren't being taken advantage of unless the HMO is poor, but they aren't being blown away on price either.

Within your own timescale, the right time is when the property is ready: fully compliant, with every document in place. If a buyer spots gaps, expect offers around 80p in the pound. A fully prepared property is more likely to attract 92p to 95p in the pound, which is where market value is sitting at the moment. If there's time to improve the HMO before it goes on the market, use it.

Quick answers

Does refurbishing an HMO increase its value?

Repainting and raising rents rarely moves a valuation on its own. Real uplift comes from securing or changing the planning position, adding en-suites with the paperwork in place, or adding space through a loft or extension.

When is the best time to sell an HMO?

When it's ready: fully compliant with every document in place. A prepared HMO is more likely to achieve 92p to 95p in the pound; one with gaps can attract offers nearer 80p.
